From a more practical standpoint than just aesthetic, the Louisville downtown area has seen a tremendous revitalization over the past several years. The entire area around Louisville Slugger Field has really sparked not only new Louisville office buildings, but it has also brought in some new downtown urban living in the form of condominiums and lofts. Additionally, the downtown Louisville Arena Authority has big plans for the construction of a brand new arena that will serve as one of the main center pieces for the Louisville community. Additionally, downtown Louisville is in close proximity to many desirable business neighbors, and provides quick access to the Courthouse and many others.

For those number crunchers out there, here’s some interesting stats for 2008 regarding the Louisville office space market:
There is approximately 9.4 million sq.ft. of net downtown Louisville office space available for lease.
There is a total of approximately 3.5 million sq.ft. of Louisville Class A office space available for lease. Of which, approximately 270,000 sq.ft. was available for rent or sublease. (Less than 8% vacancy rate)
And there was approximately 374,000 sq.f.t of new Louisville office space currently under construction.

For those persons considering the downtown area, there remain some good opportunities to get into some prime locations.
